Options Appraisals & Strategic Planning
- Lumensol were commissioned by Town & Country Housing (TCH) to provide a strategic options appraisal so the Board could determine the future direction of the repairs and maintenance service provision. The buy or supply options appraisal process concluded with the Board opting for a JV service delivery model
Cost and Commercial Services for Guinness Property
- Procurement VFM. Following DLO transformation where new sectors had been aligned, sub-contractor support need was identified across certain trades.
- Lumensol researched relevant sub-contractors for the area, engaging with them to assess interest, capability and capacity to deliver the identified TGP requirement. We then facilitated the on boarding and embedding process of each sub-contractor with value for money being a forefront consideration
LB Redbridge - Partnering Adviser
- Originally engaged by Redbridge in Feb 2022 to support an aspect of their Repairs and Maintenance delivery contract, Lumensol's remit was quickly expanded to undertake a wider relaunch programme and ongoing Partnering Advisory role. Within this role, Lumensol lead and facilitate the change programme and provide commercial support to deliver monthly reporting and continued value for money.
- Following an extension of term, Lumensol are now providing further guidance and transformation management on compliance, asset management and investment programme delivery matters.
Procurement
- Lumensol were commissioned to deliver the partnering advisory services and the procurement of the JV for a term of up to 27.5yrs, for 10,000 homes. Lumensol were responsible for developing the procurement documents, the specifications and SLAs with TCH
Finance Management with Guinness Property
- Engaged to do finance transformation; process review, reporting simplification. Transformed into full finance support and leadership function interim position for around 18months.
- We were able to implement streamlined processes and delivered streamlined reporting. Part of the transformation was to review the function of that structure, we were able to work closely with Guinness Property to understand the true FTE need and help them roll out an improved function structure.
Fire Safety
- In early 2022, Lumensol were asked to evaluate the organisations approach to process management of FRA surveys and resulting activities, in order to streamline the end-to-end process and reduce both time and resource to manage.
- Through undertaking an initial discovery phase to identify requirements, then leading through the introduction of robust management controls and transformation programme, to reduce duplications and maximise resources and transparency, which has resulted in a 15% increase in FRA programme compliance and 75% reduction in overdue FRA actions.
Mobilisation & Project Management
- TCH decided not to extend the current contract arrangement with the incumbent provider. This created a continuity of service risk for customers. TCH commissioned Lumensol to mobilise and manage an interim internal TCH DLO (Supply model) in 12 weeks, including IT, TUPE, Payroll, Finance, supply chain, materials, and vehicles. This was delivered on time. During the interim period WIP reduced and KPIs improved.
